Lloyds: slowest annual growth since November 2023
The Lloyds House Price Index, published on 7 August, recorded an average UK price of 299,253 pounds in July 2026, down 143 pounds on the month and essentially flat. Annual growth slowed to 0.1 per cent, from a revised 0.7 per cent in June, the weakest reading since November 2023. Amanda Bryden, Head of Mortgages at Lloyds, said prices had remained relatively stable for almost two years, and noted that mortgage rates had edged higher again after easing earlier in the summer. The reading sits well below Nationwide's July figure of 1.8 per cent, leaving a 1.7 percentage-point gap between the two lender measures for the same month; the two series usually track within about one point.
Carried-forward readings
Nationwide's July index, published 31 July, recorded annual growth of 1.8 per cent, down from 2.2 per cent in June, with prices up 0.1 per cent on the month at an average of 277,542 pounds. Rightmove's July asking-price index showed newly listed prices down 1.0 per cent at 372,359 pounds, with available supply close to a 12-year seasonal high. The ONS UK House Price Index put the average transaction price at 271,000 pounds in May, up 2.7 per cent year-on-year; London recorded its ninth consecutive annual fall at minus 3.7 per cent. The ONS Price Index of Private Rents recorded average UK monthly private rent at 1,388 pounds in June, up 3.3 per cent year-on-year. Rightmove's mortgage tracker put the average two-year fixed rate at 4.92 per cent in July, down from 5.07 per cent in June.
Bank Rate and the calendar
Bank Rate remained at 3.75 per cent following the 30 July decision, when the Monetary Policy Committee voted 6 to 3 to hold; there is no August MPC meeting, and the next decision is scheduled for 17 September 2026. Rightmove's August asking-price index is due on Monday 17 August, and the ONS bulletin covering June house prices and July rents follows on Wednesday 19 August.
