  UK average prices edged up 0.3% in May 2026 to £271,295, with annual growth easing to 2.7% from April's 3.8%. Flats were the only property type to fall, and Merthyr Tydfil — the previous month's biggest faller — topped the monthly risers at +5.0%.

  UK average prices rose 0.7% in April 2026 to £270,080, with the annual rate rebounding to 3.8% after touching zero a month earlier. Every property type gained — led by flats — and Blackburn with Darwen topped the local-authority table.

  UK average prices slipped to £268,132 in March 2026, leaving the annual rate at zero for the first time since the post-pandemic adjustment began. Headline weakness was concentrated in flats and central London.
