UK house prices: July 2026 market report

£271,295 ▲ +0.3% on the month ▲ +2.7% over 12 months

UK average house prices rose to £271,295 in May 2026, up 0.3% on the month and 2.7% over the year — data as at 31 May 2026. The annual rate eased back from April's 3.8%, which had followed the flat reading recorded in March.

Flats were the only property type to fall on the month, down 0.5% to £192,046 after leading April's gains at +2.2%. Detached homes rose most at +0.7% to £444,892, with semi-detached (+0.5%) and terraced homes (+0.4%) close behind.

Merthyr Tydfil, the previous month's biggest faller, led the local-authority table with a 5.0% monthly rise to £148,214, followed by Adur (+3.9%) and Camden (+3.4%) — the latter also the biggest cash riser, adding £26,498 despite prices 6.2% lower than a year earlier. Tandridge fell furthest, down 4.4% to £476,832. Northern Ireland remained the strongest nation over the year at +7.4%.

Next release: the June 2026 UK HPI is scheduled for Wednesday 19 August 2026.
